A very large and very flexible villa in an exceptionally great location in Alicante! The property has undergone extensive renovation and external landscaping to make its something very special. There is nothing like this property in this area! The price is extremely realistic and is for sure underpriced if anything at all. (2 local estate agencies valued the property before the last stage of renovations where completed, then they valued it at 670’000 & 685’000)  I am a realistic guy, hence the realistic pricing of this property.

The property still needs to be refurbished in areas (I say refurbished, as that is very different to renovated!), but nothing urgent, nothing expensive and nothing structural at all. All the major renovation work, parking upgrades, outbuilding restorations have been completed to the highest possible standards and leaves only some inner refreshings and external ground landscaping if required. To date 650’000€! has been spent on renovation, restoration and upgrades. All work has been carried out by the most respected building firm in the Alicante region, to very high standards.

The vast majority of the windows in this house have been upgraded. They feature high security bullet proof glass, with mosquito nets & high security tamper proof electric shutters on them. They are the most expensive windows you can buy here in Spain. They are extremely high quality! There is just a few windows on the front of the house that has not been upgraded to these, but these windows are double glazed upvc units with shutters on them. Nothing wrong with them at all and no need to change them unless you really want to for some unthinkable reason?

Heating & Hot water:

The house is heated fully by a state of the art worcester boiler. Very economical and still carries fully warranty for a number of years. It heats all the hot water in the house and heats on demand. So you can have as many showers and baths going at the same time and the heating on and you will never run out of hot water. Perfect for holiday rentals or B & B use. The boiler cost 15000€ just for the boiler!


The house and servants quarters has very high end Hot/Cold air con units in all rooms apart from the living room and kitchen. All bedrooms are air conditioned fully. The units are very top end.

The house is main up in principal of 3 main parts

The main house built in 2005, the restored former servants quarters & the west wing that was the principal part of the original 19th century farmhouse. All 3 parts of fully connected, but offer very flexible ideas and housing patterns as needed.

Living Room - 100sqm!

A massive living room, that lends itself to being the hub of the family home. It has feature staircase leading to first floor.

The living room is massive. It gives many options to future owners. It has space for games areas, piano areas (we have 4 pianos in there at the moment and you cant see them!), massive dining table (we have 10 seater in there and it hardly fills the corner! Or would lend its self to great dining lounge for those wanting to enter in to the B & B trade in this most visited area of Spain! You could even split this room with some internal rooms and make 2 or 3 separate rooms out of it! Its massive! Great for entertaining also.

The living room also has two solid fuel fireplaces, they are antique and very nice. They work fully and are a great addition.

Off the living room you will find a door leading to the inner hallway. Off this inner hallway are the following rooms:

Downstairs Bathroom. Very large bathroom, with full size bath with shower over. Toilet, Bidet, Double sink. Lots of space here! The bathroom is in perfect order, but it's dated and the tiles are tiered. Will need a refit at some point, but will last many years yet without one for sure. But it is not the prettiest bathroom.

Universal room: A room to do as you please with. Originally a double bedroom with fitted wardrobes. It's very tired decor. It needs to be decorated. Windows are new as mentioned above. This could be anything you wanted really. Its a very good sized room. Could be utility room? Bedroom? Office? Small living room/snug? Kids art room?

Large dining kitchen: Fitted with vast range of white wall and base units. In very good conditions. Large gas hob, american freezer/fridge. The kitchen is 10 years old, with very little usage. Has dishwasher, double sink etc. Its modern but maybe if your a real kitchen person you will want to refit it one day to your own tastes? But not in any way needed. It has many years of wear left in it for sure! Space for 6 seater table as we have there now.

Long utility and storage room. 

At the end of this room, it opens in to the boiler room where the gas oil boiler mentioned above is housed.

Going back now to the living room:

You will find a door from the living room, connects the former servants quarters to the main house. This door opens to:

The former Servants Quarters

The former servants quarters have just been fully renovated to the very highest standards.

The entire area has extra high ceilings and exposed wooden beams.

Its possible to make this in to a self contained holiday cottage, teenagers suite of offices as currently used. Wood effect tiles throughout. 

Double bedroom (currently used as cardo room) with hand made wooden storage units built in. Door opens to:

Showeroom: Double sized shower unit with rainforest shower, toilet and sink with mirror above. Good size room.

Office? Living room? Bedroom? Whatever you want it to be:

Large room with kitchen area at one end and pre wiring to place small kitchenette area with ove if required. Wall Mounted TV, with internet and previewed satellite cable from living room principal Movistar box.

Wooden fronted staircase rises to Mezzanine level where its possible to place a bed, childrens bed or something else as required. Another large storage room off? Exposed wooden beams and rustic style lighting. Very nice room!

From this room at the other end, there is a high security door with biometric lock giving access to:

Very nice conservatory/living room! Done in beautiful stone with exposed mock wooden beams. The entire front is full length patio doors that open fully. The side is a full block of double glazed windows. This room is beautiful and overlooks the garden, tennis court and pool areas, as well as the play park. It is surrounded to one side by mature trees and large cactus and has a really countryside rustic feel to it. Beautiful in summer or winter. We currently use this area for our private french language school. Its very nice!

This space offers many potential uses. Be it a family area, peaceful zone, offices, gym or self contained holiday rental. It's very nice and totally rebuilt. The walls are solid stone.

Going back to the living room now:

Featured staircase with ornament banister and detailed metal work. Rises to a large half landing with large obscured window. The stairs turn around here and rise again to the first floor. The ceiling here is full height of the 2 stories. Its a very beautiful stairway.

Once up the stairs, you enter a very spacious landing area. Of this landing area you have access to the following:

Bedroom: Very large triple bedroom, built in wardrobes.

Bedroom: A massive quadruple room that could house 4 double beds or several combinations easily. Sea views. Built in wardrobes.

Bedroom - Master?: A gigantic room with sloping ceilings at the very far side. Built in wardrobes. Currently has extra large double bed, corner sofa and various furniture and still has masses of space.

This bedroom has access through the castle tower (new high security full length double glazed patio door with high security electric shutter) to a large castle terrace. With commanding views over the grounds and out to the sea and alicante castle. Tops of the trees and cactus rise to the edge of the terrace. Sitting here listening to the birds sing is exceptionally refreshing. It has space for table/chairs or outside sofa or similar. 

Bathroom - Modern room with shower bath, double sink, mirror, toilet and bidet.

Back to the landing now, you will find a door that leads to the wing of the house, it opens to nice long inner hallway. (this could be private owners area if you where to do B & B?)  Off this hallway you will find access to the following:

Box room or nursery. A handy storage room, could become a good linen store or make a good nursery or small study?

Bathroom: large bathroom with full sized corner bath with shower attached. Bidet, Toilet and sink unit with lots of storage and large mirror above. This bathroom is in perfect working order, but its old and dated. Will at some point need to be re-fitted, but not needed urgently at all.

Bedroom: A good sized double room with built in wardrobes. Decor is very dated and so are the floor tiles (you may like them?) - needs to be redecorated to your tastes for sure. Nothing more to do to it, heating, aircon etc is already done. Just needs redecorating. Its ugly at the moment. But very good sized and new decor and it will be spiffing.

Master bedroom: A massive bedroom, with fitted wardrobes and alcove wardrobe area with more fitted wardrobes. Its in good condition and doesn't need anything done to it. Floor tiles are recent high quality terracotta and its painted walls, but they are smooth. This room has access to its own small terrace. Where you get the most magnificent views over the grounds, onwards to alicante and the castle. Of course here you see the sea also. Its a real commanding place. Space for chair on the terrace. Great smoking terrace!


We have started to design the outside in to zones as it where. There are a few different levels going on outside.

Principal entrance has an remote electric gate & remote open. It's also been designed for an inner road to give full access to every area of the plot as/if ever needed.

Play Park - a purpose built play park for children (debatable if its only for children lol). 400 sqm of the highest quality commercial grade, extra thick rubber all weather safety play surface. Various play structures, swings, climbing frames, pergola (with light and power points), feature mock antique london street lights, various power points, feature castle gate entrance with lockable gates. Drinking fountain from the mains water supply.

Outside there is a large area that has been impressed with concrete. It has two feature mature christmas trees (with electric points), 4 mature orange trees and a large decorative concrete area. Along the full length of this and the playpark (bordering the tennis court that is on a higher level) is a feature garden area. It is planted with mature palms and bulb parms. The whole area features automatic irrigation and resort style lighting that comes on automatically at night. Its very very impressive! There is a low dividing wall at the end of this section with feature pillars and lights. Leading out to a very large space between here and the house, which is as of yet nothing. It could be put to grass. There are two little sheds there made of brick and stone covered, that house the septic tank controls and all the irrigation timers and water points. It was built to expand as needed.

There are several currently unplanted terraces rising up to the upper garden. Here you will find a very large area, with dividing wall. Water points, electric points, automatic irrigation points. The land is used as an orchard and to grow vegetables. It has several mature olive trees, orange and mandarin trees. There is a mature yucca grove and plenty of space to plant more trees as you require. Its enclosed fully this area, making it rabbit and dog proof!

Large mature yucca and cactus grove, next to the swimming pool. The pool is 10m x 5m. The terrace around it will need some work as part of the outside landscaping at some point. The pool is in absolute perfect order and leak free!

At the far end of the plot, there is a very large warehouse building. Store room. Where I keep various tools, tractor, Go Karts etc. It's in good condition and is very useful storage or garage capable of housing 3 or 4 cars maybe as needed. Could be converted to more accommodation or to a gym or anything you want.

There is a two story outside kitchen and BBQ, newly fitted, refoofed and finished with stone also. Very nice sizable BBQ!

The principal entrance. Enter via electric gate with separate pedestrian entrance. Opens into large parking area, where you will find covered parking for several cars and space to park several more. The total area is about 600sqm. It has feature stone walls, flower beds, various lighting, roman steps, ramp to upper level for all vehicles (wall in this part of 8m high outside!) Done to a very high standard. Here is access to a large garage/storage room that is perfect for anything really. Motor bike, storage, car, buggy, quad or whatever really. Its newly re-built with full up and over garage style door. Has power and light. Security lighting in this area on PIR sensors. Water point for washing your cars etc. Very high standard of finish and beautiful feature flower beds etc.

Tennis/sports court: 300sqm fully enclosed area with concrete tennis surface in very good condition. The fencing is very high, like a proper sports court. Excellent for sport, or for young children to ride bikes or electric cars also. Very usable and useful space. Could easily add some basketball hoops or whatever you require really.


The entire back of the house is stone cladded & so is the old servants quarter and end of the house full height. The front will need to be completed to a style you desire. It's possible to not place stone on the front of the house, maybe only around the windows if you prefer something cheaper of easier. We have left this as we feel it's better for you to decide.

There is a lot of outside space here, I have not even included it all as its too numerous to mention.

So to be clear, this property is 1000% habitable, nothing is needed to be done to live here to a very good standard. But part of the property does need to be refurbished inside and some landscaping could be done outside if you wish. The principal terrace outside the front of the house does need to be redone at some point. The property was empty for 10 years and overgrown when I brought it. So the weeds got in the terrace and dislodged the tiles in places, we have left it for now because if you want to run new electric points or similar, you may need to dig part of it up. We dug it up to run electric cables so its been filled back with concrete. Although I would say it doesn't look pretty, 2000€ of impressed concrete and some new railings and it will look excellent and brand new again. I just want to be clear on these points and honest and upfront about it all. It's just not the right time to do it. I just want to be honest and I do not want you to think there is no work that is left to do. Decor inside most of the rooms is needed, we cut cable runs for new electrics, windows, air con and heating etc and it will not benefit in most rooms from final decor. Obviously these have been all repaired! But a final coat of paint or wallpaper to your taste. So please you need to understand this and see paste the superficial finishings that are now needed. The bathrooms are in general needing to be replaced at some point, as they are dated but fully functional. In parts the place looks ugly as its needed the final finishing touches. But it's a beautiful house and won't cost most of the time or money to complete it now to your desires. The expense is over! When completed the property will be worth in excess of one million euros and be very unique. There is no where to get this size grounds, this sized house and your own private resort for this money. Its that simple really. Not to mention that we are in the prime tourist area of spain with millions of people visiting year round, the commercial potential is outstanding and can produce a very good income for the owners.

This is a serious house with a lot of options and the price to swop is very realistic and represents outstanding value for money. You could not buy this in the Alicante area this close to everything twice for this money seriously.

It was built to be our permanent family home, but sadly due to work commitments we have to move on. We own other smaller properties here in spain, that we will retain for future holiday usage. So we want to swap this house for something interesting to give us a new destination to explore. We are open to offers and open minded on the whole thing really.
