I have to swop an entire Portfolio of properties and land. Situated in the beautiful area of Baza, Granada. This purchase can get you residency in spain as well!


Baza is a beautiful traditional town in the province of Granada, Andalusia. Its a traditional service town with fantastic transport links and only an hour from both Granada and Almeria international airports. Both giving year round flights to all major EU airports. It is surrounded by the spectacular scenery, stunning national park 'Sierra de Baza' where nature is to the extreme, including unpolluted rivers full of life, egals and much more! The lake of Negratin is only a few minutes drive away, with stunning water side restaurants, all manner of watersports and natural inland lake beach. Its stunning!

Baza offers all the usual services, bars, restaurants and sports facilities you could ever want really. Anything else the region capital of Granada is a swift clear easy 1 hour drive away. The ski resort of Sierra Nevada is also just over an hour drive away! It's amazing being sat in 20 degrees in the summer and seeing the snow capped mountains in the distance!

There is many rural pursuits and spectacular national parks within a short drive, castril with rivers full of otters and the most splendid riverside walk. There is just so much around this area is mind blowing! The wildlife is something else! Crayfish in the rivers even! It's just wonderful clear skies and clear pure air.

Schools are very good in the town and start from nursery right up to secondary. Some offer Bilingual education also. Baza also has a very efficient main hospital as well. This area is well suited for full time living or as a holiday base, as its connected to just about everywhere you can imagine! The cost is an hour away, where you can enjoy the famous beaches of Vera, Mojacar etc. It's a really excellent base location!

Crime rates in this area are very very very low. Kids play in the streets at midnight still! There are tons of local parks, children's playgrounds etc. It's a very family orientated place for sure.

Baza is one of the most sought after areas for quality olive oil and unlike most of southern spain, there is plenty of water available! You can grow just about every type of fruit and nut tree you could imagine here.

This area is one that is very resilient to external economic issues, having almost a micro-economy. Property prices continued to rise even after the 2008 hit spain took and they continue to rise strongly now. There is a growing shortage of irrigated land in spain in general and land prices have risen x4 per hectare in the last 5 years alone and they are still on the rise in the right areas, baza is one such area!!!! Plenty of places to sell your crops right on your doorstep. Banks here are still very friendly and you deal with your manager.

Baza is also one of the easiest places to get your residency in spain!!!!!! So if you want residency this 'swop' will go a very long way to you getting it! With the land you can sign straight up for farming activities and one month later get your residency! It's that simple honestly here! Ok so let me tell you what I am offering here:

1. - 5 bedroom town house in a very quiet traditional street in Baza, close to the bus station and walking distance to everything! Doctors, Pharmacy, town centre, parks, 24 hour shop 40m away etc.

The house is set over 3 floors. With parking at the end of the street (15m away) and it's free! The house was renovated last year, roof, new electrics throughout, air con in principal rooms (hot and cold), heating installed on ground and first floor using eco pellet burners. New cooker and hob etc. The house is fully furnished including washing machine, american fridge freezer, sofa/sofa bed, beds, its ready to live in simple as that really. The house is very traditional and is in perfect structural condition. It has scope to really remodel it as you want. It's about 240 sqm overall plus the outside terrace area. 2. - Large plot of IRRIGATED land - just 5 mins drive from the house! In a prime agri location in the area. Set in the most stunning countryside with the focal point of mount jabalcon at the rear of it. This plot is just shy of 3 hectares, 7.4 acres. Its level, good track access and its irrigated from the community irrigation system. This is prime fertile land, rising in value very fast and its also possible to build up to 500 sqm house or warehouse here!!!!! This land has also had outline planning given to us to build a full campsite on it, with pool, restaurant etc. Electric here is by solar or generator. This plot also has an old cave area on it, which will assist you in any planning to build on it! Or maybe you would prefer to plant fruit trees on it grown your own fruit and veg? The plot is 3500sqm and features a 60sqm Nava (can be converted to a house), the nave is perfect for storage but it could do with some reform for serious use, buts its sound!, it has a giant water balsa on it, which can be converted to a pool, a fantastic well with solar panels in place for the pump. The land is planted with very old olives, giant grape vines, all manner of fruit trees and has direct access of a main road. The buildings are built back from the road. Its a very quiet private plot. Its located in a beautiful quiet area of the 'el campo' of baza, in the most expensive country road in the area! It has a great direct road to the centre of the town, its about 2km outside the centre! It has permission to fence the plot and to build a 30sqm structure (can be larger if you do it the right way :)) for work house or summer house. The plot is located in an area that in the future there was a new motorway link expected to happen. This land COULD if you wanted it to be, have direct access of the road and would be worth a fortune as a hotel or petrol station land. Its a prime investment for the future. When this will happen no one knows, but the plans are passed and it could be done anytime in the next 20 years! But also you do not have to do it, you can build on it, grow on it and enjoy it. The land has two LEGAL wells on it, one was newly drilled a year ago and has as much water as you can imagine! Its a great plot to grow on, in a beautiful area with fantastic views, but very close to the town still!

Looking to swap for: We are interested in swapping this for something interesting. I am not bothered if what you have to offer me is worth less, I will swop it no problems without any cash adjustment needed. If the property you have interests me then the value being below mine is here nor there to me! But by that i do not mean i will swop it for a 5k ruin in Bulgaria! Be sensible please. Its also possible to remove some of the plots from the swop to bring our value down closer to yours. But if you have something really interesting to offer me and lets say its only worth 80k, maybe I will take the swop. Like I said I am not selling this, i am only interested in a swop that interests me please.

I am really open to swaps for another decent sized property. Be it a cabin in Lapland, Cabin by the lake in Finland, Large house in Germany, Somewhere decent in france, Something nice in Italy , Interesting houses in Bulgaria or something in Estonia. I will listen to all offers seriously and am not looking for something in any particular place. Only places I am not interested 100% in are the UK, Egypt, Turkey, India and similar places like this. South America i would look at, Africa I would consider. Just tell me what you have to swop and we can talk about it.

My only stipulation is I am not interested in anywhere that takes hours to get to after I have already flown for hours. So sensible distance from airports please and ones that I can fly to from spain! The offerings must be kid friendly and not in some run down area where there is nothing to do there at all!

Finland, Sweden, Estonia, Latvia etc are very good places to offer me a swop! But I will consider anything!
