The property is in The Appennino Tuscany-Emiliano National Park, in the village of Sologno, Emilia Romagna (750 meters above sea level and about 16 Km from the Tuscany border - as the crow flies). The Appennino Mountains surrounding the village are around altitude 2000 mtrs. The house is in the older part of the village called ‘Castello’ and is built on a ridge giving stunning panoramic views from both sides of the property.
The property consists of 2 separate stone buildings set either side of a private enclosed courtyard and terrace with a small covered ‘cool pool’. Parts of the main 3 bedroomed house date back to 1791 and is complete with a gated “torre”. There are extensive arched stone cellars under the whole property currently set out mainly as an entertainment area. The other building is a stone barn that has been extensively renovated to form 2 separate self contained apartments. The main House is 'La Casa', Groundfloor apartment is 'La Stalla' and the first floor apartment is 'il Fienile'.

Investment Potential The whole area is very popular with tourists and this is where the investment potential lies. The property has been rented out in the Summer casually for the last few years and has provided a useful income. This could be easily expanded as well as the possibility of running it as a Bed and Breakfast. The area caters for cyclists, walkers, horse riders, motorcyclists and skiers and is very food orientated with 2 Parmesan cheese factories within a 15 minute drive. There are several small ski resorts within a 25-60 minute drive of the property. The nearest coast (the Mediterranean Sea) and legendary beautiful Cinque Terre is about a 2 hour drive. In Sologno there is a bar/restaurant, shop, post office and a church a few minutes walk from the property.
