Soulac-sur-Mer is on the northern tip of the Médoc peninsula and the area offers you and your guests not just magnificent beaches but proximity to the great wine chateaux of the Médoc and the possibility to explore an unspoilt landscape by bicycle or on foot. There are regular ferry services to Royan, linking to fast routes to the A10 motorway. Bordeaux Airport is about 50 miles away, taking around 1h30 mins and La Rochelle airport is around 2 hours drive, including the ferry crossing.
A Large detached property built in the 1970's which consists of four bedroomed owners' accommodation on the upper-floor with, on the ground floor, two self-contained two-bedroomed flats, each with its own garden/terrace; two double bed and breakfast rooms each with ensuite shower room and WC; a "studio" apartment with a family bedroom, shower room/WC and the possibility to be let with an adjoining kitchenette if required. Our Children have now all left home so we would prefer the UK near the sea or water (especially Cornwall or Devon) but would consider all offers in the UK. A smaller property would be ideal but a property with business could also be interesting. We will consider France (especially the Med or the Canal du midi or closer to Grenoble) and also look at Spain, Portugal and other coastline countries although here we would want a smaller property with a cash adjustment. The B&B has grown from a small pastime to an all consuming business which it wasn't intended to be for our lifestyle choice. In the busiest 7 weeks of last summer it took over 21,000 euros and that isn't taking into account our large 4 bed flat on the first floor. Last year our takings went up to our tax limit when we stopped. Most B&Bs and hotels in this area are open from March to November. Soulac is a lovely town and area to live, the beaches are on the doorstep and fantastic. The sea breeze keeps the summer bearable and the winters mild. We have 2 other smaller properties on the sea front one of which we will probably live in when we sell our main house.
Soulac is in the Gironde which is the largest french department with 2170 miles of rivers and 72 miles of fine coastline, and thanks to Bordeaux is home to 1.3 million people. It is named after the estuary that was formed by the Garonne and Dordogne rivers. The department is most famous for its sandy beaches, delectable mussels and fine wines. Summer is hot, with the occasional storm and Winter is usually mild.
Bordeaux (50 miles from Soulac) is the capital of the department and also where the main wine industry is located. Being a bustling, cosmopolitan city, it contrasts with the traditional atmosphere found in wine-producing communities. The city has an elegant shopping centre, including the longest shopping street in Europe, and many great restaurants. The area has many stunning villages including St Emilion with chic, boutique shopping and wonderful vineyard scenery.
The Aquitaine Atlantic coast attracts a number of surfers, and is considered to be the best surfing spot due to its high waves. British Airways, Flybe, Easyjet and Air France all fly to Bordeaux from UK airports. The TGV can also get from Bordeaux to Paris in under 4 hours.

Looking to swap for: UK coastal or near water preffered. Anywhere in the UK considered, France especially the med or Canal du Midi or near to Grenoble. Spain, Portugal, European coastline considered though in this case probably for a property of a lower value and cash added. We would prefer a smaller property with cash but will straight swap for a suitable property or properties as we have no loans/mortgage on the property. We will also consider property with business in exchange or investment properties as we DON'T need to live in the property we swap for.
