A pearl for someone who wishes to ensure self-sufficiency in an idyllic, calm and well protected environment on the Danish island Lyø, with good potential for niche production and self-employment. Lyø is one of the many islands in the South-Danish Archipelago. This area is a very warm part of Scandinavia and during the war even tobacco was grown here on the island, as one of very few places where it was possible in the North. There are also many fig trees on the island and a few winegrape fields. The house is situated in the middle of the small and very idyllic Lyø Village, which is something like 40 houses, a church and a little shop with basic supplies, placed close together like a village, but with many large trees, giving a feeling almost of a forest. The island belongs to the tourist attractions of the area and tourism is the future - there are relatively few accommodation offers on the island and the property could be turned into a wonderful B&B, restaurant etc. It is far enough from the ocean to be very protected and you will always find a calm corner where you can enjoy the sun, but if you do like the sea, it is always close by.

The farm consists of a wonderful, atmospheric and very cosy dwelling of around 180 sqm living area in two floors, 800 sqm outbuildings (stables and barn) and 8 hectares grassland of which most could be converted easily into crops. Part of the land is hilly with a beautiful view to the mild ocean of the South-Funen archipelago from the top. The house has been partly renovated with great creativity, prudence and love for the old original values and precious details. Only healthy and pure building materials have been used and as much of the original structure as possible has been kept - as for instance the original wooden floors in several of the rooms, still lying directly on the ground which gives a very calm and healthy energy, most of the old windows have been kept with their mouth blown window glasses which are not double thermos. The property may be improved further, but it is in general very well kept and cared for. There is definitely room for adding your own character and creativity especially while designing those parts which have not yet been refurbished, like for instance the elder kitchen and the elder bathroom. There is also a large, very charming attic with possibility for creating more living rooms. This is a very special house for the one who loves the charm of 'the good old stuff'! It 'breathes and lives' and is the kind of place where you come back after being away, you ignite the fire and in a few minutes you feel comfortably at home enjoying the peace and calm, feeling that whatever goes on out there - you will be OK!

The house:

You will find 3-4 bedrooms (some of them have not yet been refurbished), two large living rooms – one of them with a modern wood stove, one dining room with a second modern wood stove, new kitchen part with a modern Italian cooking stove with baking oven (it is used as for the daily cooking and works wonderfully – even for grilling steaks on open fire!), elder kitchen part with water sink and gas cooker, elder bathroom. There are two new sewage/drain installations for building new bathrooms. The roof has been thoroughly repaired, the electricity system has been entirely updated and the drains around the house are all new. The property has mains sewage and electricity. The elder radiators and oil-tank are still intact and it will be easy to install a new oil-heating, but at present the house is heated only with the three wood stoves, which are very effective. Warm water is provided by a new electrical water boiler. There is a good and stable broadband connection as well as normal telephone.

The property:

The old stables are large and spacious with huge potential for creating more rooms, business facilities, keeping animals etc. On the land, which has been kept entirely organic for many years, there are no less than two natural water sources (in former times one of them provided that water for brewing the beer on the island because it was the best quality), around half a hectare of woods, many trees, bushes and a rich wildlife. The hunt on the island is very good, especially roe deer, geese, duck, hare and pheasant – and of course there are great possibilities to try out the particularly Danish water hunt on birds as well as the famous angling and fishing waters around the shore.

The island:

The island Lyø is well known by sailors as it has a very nice little yacht harbor, with special very affordable mooring prices for the residents on the island. On the island there is a little store with the daily necessities and a cafe, but there is also a good connection to the mainland by a ferryboat sailing many times a day with passengers, cars, trucks and goods. After 30 minutes you reach the cozy, old harbor city Faaborg, with many shops of all kinds, doctors, dentists, schools, public transport, sports clubs, cinema, restaurants, pubs…. you name it! Considering the remote location, the infrastructure is quite good - there is a ferry sailing several times every day to the beautiful harbor city Faaborg on the main island Funen. Funen is connected with motorway bridges, and train connections, to Sealand and Jutland, where you will find the international airports Copenhagen (CPH) and Billund (BLL) within a travelling distance of a couple of hours.

The country:

Denmark is a small, calm and very civilized country with a stable political system, good public health- and eldercare, fine education system, general high welfare and extremely low criminality especially in the countryside. A well developed social care and in-corrupt system (number 1 in the world on the list of least corrupt countries!) protects against social trouble and the democratic system based on socialistic roots ensures freedom of religion and freedom of speech.

Danes have a high environmental awareness and Denmark was the first country in the world to implement environmental law and is at the forefront in the technology of many green energy sources. Climatically Denmark is mild at all seasons – the average winter is not very cold, and the average summer is nice and often warm but not too hot and drought is very rare. The ‘little country in the middle’ always seems to be spared by nature disasters as there are no typhoons, earthquakes, monsoons or anything of the sort. The only real risk is rising water level, but also in this concern the property is entirely safe

With this property you will be far away from industrial smog, electro smog, other industrial influences and the general ailments of modern society, and you will have everything a large family needs to survive. And at the same time you have the ferry nearly at the door-step bringing you in 30 minutes directly into one of the most charming cities of Denmark, where you will find all amenities.
