In details

The house

The views at this property are simply magnificent – located on the top of a 40 m hill, you enjoy 180 degrees entirely undisturbed panoramic views of the breathtaking surroundings with the idyllic fjord landscape, soft hills towards the shore, woods and prehistoric burial mounds on the property’s grass meadows. The garden is very nice and protected with several terraces to sit and enjoy the warmth of the sun during the warm and nice temperate summertime (20-28 ÌŠC), or for a barbeque in the long, light evenings of the Scandinavian summer.

In the house you will find everything necessary for the business, but in such a way which also makes it possible simply to use the house as a spacious family dwelling. The property is registered as hotel/seminar property and has all necessary safety and hygiene installations.

The heart of this very special house is the beautiful seminar hall, with the panoramic windows and terrace door towards the fjord and truly breathtaking views. It has extremely high ceiling, beautiful beam construction, impressive wooden beam flooring and glass wall towards the adjacent conservatory. Also the fireplace lounge under the gallery is extraordinarily inviting and the whole room radiates magnificence and grandeur. This room has license for hosting 180 guests. The large conservatory offers a very nice retreat on rainy days or in the colder season and has two terrace doors towards south. Next door is a shower room also with direct access to the garden and southern terrace.

From the main entrance, with its small welcoming shop and reception corner and two guest toilettes, guests enter either the seminar room or the piano/waiting room next to the main office, which is centrally situated and also has an entrance door from outside. In the adjacent restaurant there is a very cosy and extremely efficient Finnish wood burning mass-stove which keeps this part of the house warm also at night during the wintertime. This stove corner is furnished as fire-place lounge in addition to the 25-30 seats in the dining part. Restaurant, piano room and main office all have a beautiful rustic terracotta tile flooring with floor heating. From the restaurant there is direct access to the large southern terrace.

The professional kitchen is semi-open to the dining room and has a bar corner that can be open or closed. It is kept in warm Swedish red and wooden colours that break the industrial feel and adds to the snug atmosphere of the restaurant. As a very special feature there is a modern but classical Italian wood burning cooker which can be used also for the professional cooking. There is also an electric cooker, electric backing oven, two gas cooking spots, 3 sinks, large working tables, lots of cupboards and storages, fridges etc. The cellar below is very useful for storage. The kitchen has easy cleaning linoleum flooring.

There are 14 nice guest rooms with natural cork flooring, build-in wardrobes and space for one or two beds. From 7 of these rooms you truly marvel at the breathtaking panoramic views of the hilly meadows in front of the blue waters of the idyllic fjord. The other 7 rooms offer a beautiful calming view into the green of large old trees just as if you were resting in a forest clearing. At the end of the hall there are two bathrooms with shower plus an additional room with 3 showers.

On the ground floor below the 14 guest rooms are 4 very large rooms with heated wooden floors and one more normal size room and a nice lounge with wood burning stove. This entire part can be used for offices or meeting rooms, or it can accommodate more guests in an exclusive frame – the views are just as magnificent as the ones from the 1st floor. This part has access to a bathroom with bath tub, sauna with additional shower and kettle/laundry room with a professional quality oil fuelled kettle with electronic programmable control and a large additional electric water boiler which is preheated by solar heating. The electricity is also connected to solar cell panels.There is mains water and sewage. The drinking water in Denmark is highly esteemed and belongs to the best quality in the world - you can drink it directly from the tap, which is common in whole Denmark. The property has an additional vitalizer attached which even improves the health qualities of the drinking water and protects the water installations.

Above the kitchen you will find a private apartment with a large bedroom and lounge with bathroom en-suite. The lounge is equipped with a wood burning stove. The suite is connected by a lockable door to a floor with a small kitchen, two large rooms and an additional bathroom, which is also suitable as guest apartment. From all rooms in the private apartment there is a beautiful view to the garden, a newly planted fruit orchard with pears, cherries and peaches, the property’s meadows with the pre-historic burial mounds and behind them the neighbouring woods. Besides the main building there is also a re-locatable pavilion house with kitchen/workshop, additional room and toilette room – this building needs refurbishing but has potential. Some windows and part of the roof could be replaced in the coming years, but most of the property is well kept, cared and in very good condition.

The garden and farming land

The garden around the house is very nice and protected. You will find several terraces and sitting corners around the house to ensure there is always a snug corner to enjoy the sun. The garden has raspberries, blackcurrants, redcurrants, gooseberries, plums and later in the year also wine grapes and figs. In the two natural garden ponds gold fishes and frogs live naturally with no maintenance.

The 20 ha farming land is certified organic and can also be used for crops or growing vegetable. The soft hills of the meadows are at present laid out as grass pasture and private natural reservation for game and wildlife which is very rich. There is a good private hunt, especially roe deer and birds but also some chance of fallow deer and red deer. There are two natural water sources. A very nice forest area north of the house with an integrated adult fruit orchard of around 2 hectares provides a large amount of apples, pears, plums, cherries, many hazelnut bushes and a few walnut trees too. You will also find a stable-barn, storage barn, a large shed and two outdoor arenas for horse-work: 12x12 m sand-picadero plus 2 sand-paddocks with shelter and a 12+22 m sand-arena directly by the house. All sand areas are armed with draining mats under the sand.

Beautiful walking paths stretch around and through the 20 hectares and you can spend hours roaming on your own land, or continue into the directly neighbouring public nature reservation with woods and sheep pasture down to the beach which offers endless walking, riding or kayaking along the fjord - a treat for anyone who loves nature. Special for the area are for instance the seal colony, trout fishing, a growing population of the rare European otter, white tailed eagle, lots of delicious mushrooms etc.

Building possibilities: In the rural parts of Denmark it is extemely hard to get allowance to set up more buildings, but on this property there is a legislated 'region-plan' offering the possibility, under specified conditions, to build 5 one-family houses on the land to be used in the business, one more meeting/activity building as well as one private dwelling house for the owner.

The area

Only 20 minutes drive from the property you face the huge waves of the North Sea rolling onto long stretches of sandy beach – the west coast of Denmark. All along this peninsula called Thy, the coast line is bordered by ‘Thy National Park’. The characteristic and unspoiled dune heaths have been created by the sea, the wind, the salt and the sand. Large plantations and some of Denmark´s cleanest lakes complete the picture of Denmark´s largest wilderness. A fantastic place for plants, birds, wild animals and humans who enjoy a lot of space, high skies and lots of fresh air. The extent of the dune heaths in Thy, you will only find at few other places in Europe.

The country

Denmark is a small, calm and very civilized country with a stabile political system, good public health- and eldercare, fine education system, general high welfare and extremely low criminality especially in the countryside. A well developed social care and uncorrupt system (number 1 in the world on the list of least corrupt countries!) protects against social trouble and the democratic system based on socialistic roots ensures freedom of religion and freedom of speech.

Danes have a high environmental awareness and Denmark was the first country in the world to implement environmental law and is at the forefront in the technology of many green energy sources. Climatically Denmark is mild at all seasons – the average winter is not very cold, and the average summer is nice and often warm but not too hot and drought is very rare. The ‘little country in the middle’ always seems to be spared by nature disasters as there are no typhoons, earthquakes, monsoons or anything of the sort. The only real risk is rising water level, but also in this concern the property is entirely safe on the 40 m hill!
